House rules

Dear holiday guests,


Welcome to Zell am See and our vacation apartment! We wish you an unforgettable and relaxing stay. To ensure that all guests feel at home and that the apartment also provides enjoyment for future visitors, we kindly ask you to observe the following house rules. These are part of the rental agreement.


General / Duty of Care

  • A warm welcome: Feel at home! We have made every effort to provide you with a comfortable and well-equipped apartment.
  • Careful handling: Please treat the holiday apartment, its furnishings, and its inventory (furniture, dishes, appliances, etc.) with care and consideration. Please ensure that your fellow travelers also comply with the house rules.
  • Keys: Please do not share your apartment keys with anyone else and keep them safe. Lost keys must be reported to us immediately. The tenant is responsible for the cost of replacement (including replacement of the locking system, if necessary).
  • Windows and doors: Please close all windows (especially skylights) and the front door when leaving the apartment to avoid possible damage from storms or burglary.
  • Resources: For the sake of the environment and to save costs, we ask you to use water, electricity, and heating carefully. Please turn off lights and electrical appliances when you are not using them or when you leave the apartment. Please do not leave the heating/air conditioning running with the windows open.
  • Valuables: The landlord is not liable for guests’ valuables.

Arrival and departure

  • Arrival: The apartment is available from 3:00 PM on the day of arrival. Other times upon request.
  • Departure: We ask you to vacate the apartment by 10:00 a.m. on the day of departure.
  • Condition upon departure: Please leave the apartment in a tidy and clean condition. This means, in particular:
  • Please wash the used dishes and put them back in the cupboards.
  • Please empty the refrigerator and dispose of any food you brought with you.
  • Please dispose of all your rubbish (see waste separation).
  • Please return furniture to its original location (if crazy).
  • Guest Registration/Local Tax: We are legally required to register our guests. Please complete the registration form upon arrival. The applicable local tax will be charged separately if not already included in the booking price.

Kitchen

  • Please treat the kitchen equipment and appliances (stove, oven, dishwasher, coffee maker, kettle, microwave, etc.) with care. Please read the instruction manuals if necessary.
  • Dishes, cutlery and pots must be cleaned after use.
  • Please do not throw or pour any garbage, food scraps, harmful liquids, grease or similar into the kitchen sink or other drains to avoid blockages.

Bathroom and toilet

  • Please do not throw sanitary products (except toilet paper), diapers, food scraps, or other solid objects down the toilet or other drains. Please use the provided trash cans.
  • Ensure that the bathroom is adequately ventilated after showering or bathing to prevent moisture and mold growth.

Living and sleeping areas

  • Furniture from the interior may not be carried outside (balcony, garden), with the exception of the balcony/terrace furniture intended for this purpose.
  • Please do not enter the living areas wearing ski boots or heavily soiled hiking boots. Storage options are available in the entrance area/hallway.

Quiet times and noise

  • In the interest of good neighborliness and out of consideration for other residents and neighbors, we ask you to respect the general quiet hours.
  • Quiet hours: Special consideration is required between 10:00 PM and 7:00 AM. Avoid noise, loud music, or conversations that could disturb others.
  • Lunch break: A lunch break from approximately 12:00 to 14:00 is also appreciated.
  • Parties or loud gatherings are not permitted in the holiday apartment.

Smoke

  • Our vacation apartment is non-smoking. Smoking is strictly prohibited anywhere inside the apartment.
  • You are welcome to smoke on the balcony/terrace. Please use an ashtray and dispose of cigarette butts completely cooled down in the general waste – not in nature.

Pets

  • Pets are permitted only by prior arrangement and may incur a fee. Please ensure that your pet does not damage furniture, jump on beds or sofas, or disturb other guests. Any mess must be cleaned up immediately.

Waste separation and disposal

  • Garbage must be disposed of in the designated bins/containers outside the building. Please do not store garbage on the balcony/terrace or in the stairwell.

Balcony / Terrace

  • Balcony/terrace furniture is at your free disposal.
  • Awnings (if present) must be retracted in the event of wind and rain and when leaving the apartment.

Ski and sports equipment

  • Please store your skis, snowboards, ski boots and other sports equipment only in the designated ski room/storage room.

Security and Emergencies

  • Familiarize yourself with escape routes and the locations of fire extinguishers.
  • In an emergency, you can reach the fire department on 122, the police on 133, and the ambulance on 144. The European emergency number is 112.

Damage

  • Nobody intentionally damages things. However, accidents can happen to anyone. If something is damaged or broken, please notify us immediately—not waiting until you leave. This way, we can quickly arrange for a replacement.
  • The guest is liable for any damage caused to the rental property or its contents during the rental period, provided that such damage goes beyond normal wear and tear.

visitors

  • The holiday apartment is intended for the number of registered guests only. Overnight stays by unregistered guests are not permitted. Visitors must be announced in advance, if necessary.

Internet / Wi-Fi

  • Internet/Wi-Fi access is free for our guests. You can find the access details in the information folder.
  • Use is at your own risk. Please observe the legal regulations and refrain from illegal downloads or activities.

The park

  • Please park in a space-saving manner and do not block other vehicles or driveways.
